SO UNDER THE CURRENTLY MUNICIPAL CODE USED VEHICLE SALES AUTHORIZED IN THE REGIONAL COMMERCIAL ZONE WITH A CONDITIONAL USE PERMIT.

THE ANTICIPATED HOURS OPERATION FOR THEIR BUSINESS WOULD BE 9:00 A.M.

TO 5:00 P.M.

MONDAY THROUGH SUNDAY.

IT CURRENTLY HAS A 3200 SQUARE FOOT OFFICE SUITE, EIGHT EXISTING PARKING SPACES, AND AN EXISTING CONCRETE PAD LOCATED ON THE NORTHERN PORTION OF THE PARCEL.

THE TWO REMAINING STRUCTURES TO THE RIGHT OF THE LOT, AS YOU CAN SEE, ARE -- THEY HAVE BEEN IDENTIFIED AS A CARPORT SPAY DOGHOUSE SO THEY WOULD NOT BE USED FOR THE BUSINESS.

THE APPLICANT IS PROPOSING TO IMPROVE THE EXISTING UNPAVED AREAS WITH NEW CONCRETE, INCLUDING TWO PROPOSED CONCRETE PADS FOR VEHICLE ADVERTISEMENT AND ADDITIONAL CAR INVENTORY.

THE PROJECT IS CONDITIONED TO OBTAIN ANY APPROPRIATE BUILDING PERMITS FOR TENANT IMPROVEMENTS AND SIGN PERMITS.

AS INDICATED IN THE STAFF REPORT, THE APPLICANT SHOULD ALSO COMPLY WITH THE CONDITIONS SET FOR THIS PROJECT.

IN CONCLUSION, STAFF RECOMMENDS THAT PC ADOPT RESOLUTION NUMBER 2032, CONDITIONALLY APPROVING THE MORA'S MOTORS INCORPORATED CONDITIONAL USE PERMIT AND DETERMINE THAT THE PROJECT IS CATEGORICALLY EXEMPTED FROM ENVIRONMENTAL REVIEW PURSUANT TO SECTION 1531 OF THE CALIFORNIA ENVIRONMENT QUALITY ACT GUIDELINES.

SO WHEN WE CLOSED THE ONE ON DATE AVENUE, 111 AND WE OPENED THE ONE -- WE CLOSED ESCROW ON THE NEW ONE IN FEBRUARY.

SO WE'RE JUST LOOKING FORWARD TO DO MORE BUSINESS IN THE CITY OF INDIO AND HOPE WE ALL MAKE SOME MONEY.

WE ALSO HAVE SEVERAL OTHER PROJECTS THAT ARE KIND OF STARTING TO MOVE PAST GETTING COMPLETE WITH US, AND A COUPLE OF THEM YOU HAVE ALREADY SEEN, TWO SMALL MIXED USE DOWNTOWN PROJECTS THAT CAME TO YOU PREVIOUSLY A FEW MONTHS AGO, AND THEN SOME OTHER PROJECTS.

SO WE ANTICIPATE THAT THE REST OF THE CALENDAR YEAR WE'LL GET BUSIER FOR THE COMMISSION, WITH SO I GUESS ENJOY THE SHORT MEETING WHILE YOU CAN BECAUSE THEY'RE PROBABLY GOING TO BE LONGER STARTING IN OCTOBER.
