EVEN MORE DAUNTING IS THE POSSIBILITY THAT IT COULD HAVE BEEN MY FAMILY OR SOMEBODY ELSE'S WHOLE LIFE THE ON LINE BECAUSE YOU DECIDED TO GET BEHIND THE BHEEM BEING AN A POIMENT POINTED MEMBER OF THE CITY OF INDIO IS A GREAT HONOR BUT COMES AT A GREAT RESPONSIBILITY.

I ITS NOT A POPULARITY CONTEST.

IT IS UP TO THE CITY COUNCIL TO REMOVE AND REPLACE CITY COMMISSIONERS THAT LESSEN INCREDIBLE FABRIC WE LOVE AS INDIO.

ESPECIALLY FOR A PLANNING COMMISSIONER, HOW IS A COMMISSIONER SUPPOSED TO BE TAKEN SERIOUSLY WHEN EVERYTHING ABOUT THE POOR CHIESES OF THE PEOPLE YOU THE COUNCIL APPOINT.

THIS DRUNK DRIVING ACCIDENT DOES NOT JUST REFLECT ON THE COMMISSIONER.

IT REFLECTS ON THE PLANNING COMMISSION AND THE COUNCIL.

IT'S HORRIBLE TO THINK THIS PERSON WAS THE BEST INDIO OFFERS.

THE PROPOSED LOCATION OF THIS PROJECT IS ABOUT 4100 FEET NORTH OF AVENUE 38 AND ON THE EAST SIDE OF ADAMS STREET, AN EAST AS WELL AS THE PALM DESERT COMMUNITY.

THE ZONING FOR THIS TENTATIVE TRACT MAP IS EQUESTRIAN ESTATES.

TO HAVE A DENSITY OF 2.0 UNITS PER ACRE WHICH ALSO ALLOWS EQUESTRIAN USES.

THE PROPOSED PROJECT IS 34.84 ACRES, AND IT'S PROPOSING 49 SINGLE-FAMILY RESIDENTIAL LOTS WITH EQUESTRIAN COMMON AREAS.

I SPECIFICALLY REMEMBER CRITICISM FROM CITY PLANNING AND THOSE WORKING ON THE GENERAL PLAN ON THE AMOUNT OF GATED PRIVATE COMMUNITIES.

HOW DOES THE PROPOSED DEVELOPMENT AS WELL AS ITEM 9.4 DRIEWB TO CONNECTED NEIGHBORHOODS IF AGAIN A DEVELOPMENT IS A GATED AND PRIVATE COMMUNITY AND MY 26 OTHER CONCERN WITH THE BUILDING OF PRIVATE COMMUNITIES IS THE EXCLUSIVITY TO SURROUNDING LANDS WITH THE INCREASE OF PRIVATE COMMUNITIES BEING BUILT AT THE DOORSTEPS OF OUR WILDERNESS AND LANDSCAPE IS THAT THEY'RE OFTEN EXEMPT FROM COMPLYING WITH ENVIRONMENTAL REGULATIONS AND OFTEN RESULT IN THE RESTRICTED ACCESS TO PUBLIC LANDS.

THE ENTRANCE, ONE OF THE ENTRANCES IS FROM AVENUE 45.

AND THE USE THAT IS BEING PROPOSED IN THIS SPACE RANGES FROM WHAIRGING, LIGHT INDUSTRIAL AND AUTO RELATED USES.

THE PARKING SPACE WHERE THIS FACILITY IS, 11 PARKING SPACES, AND, OF COURSE, A LANDSCAPING BEING PROPOSED AT THE CORNER -- ON THE CORNER OF AVENUE 45 AND COMMERCE.

THE FLOOR MAN SHOWS THE DIVIDED TENANT SPACE RANGING FROM 1,674 SQUARE FEET TO 1,651 SQUARE FEET.

28 THE APPLICANT HAS INTRODUCED A DIFFERENT TYPE OF TEXTURING STUCCO TO KIND OF BREAK AWAY FROM THE SIMPLE BUILDING FACADE THAT WE TYPICALLY SEE IN THE INDUSTRIAL PARK AREA.

SO DIFFERENT TYPES OF TEXTURES, SLANTED DETAILING WITH SHADE STRUCTURE OVER THE TENANT SPACES OVERLOOKING THE FRONT OF THE PROPERTY, AND THAT SHADE STRUCTURE IS CONTINUED TO THE SIDE, AS I COULD SHOW YOU ON THE NEXT SLIDE.

SIMILARLY AT THE REAR PORTION OF THE PROPERTY, THIS IS WHERE THE ROLL-UP DOORS ARE LOCATED AS WELL AS ENTRANCE FROM THE REAR PORTION OF THE BUILDING, AS WELL AS METAL SHADING.

TO THE EAST OF THE -- THE EAST ELEVATION, THIS IS THAT CORNER STREET ALONG COMMERCE STREET.

THAT EXTENSION OF THE DESIGN IS EXTENDED, AS YOU CAN SEE, AS YOU KIND OF TURN THE CORNER AS WELL AS THAT SHADED AREA CONTINUING TO THE SIDE.

THE WEST ELEVATION, THAT IS ABUTTING THE EXISTING INDUSTRIAL BUILDING CALL MCINTYRE POOL, SO THAT WOULD JUST BE ABUTTING ANOTHER PROPERTY.

AND THIS IS KIND OF ANOTHER VIEW INCORPORATING THE PROPOSED BLOCK WALL THAT THEY WILL BE PROPOSING TOGETHER WITH THIS BUILDING.

THIS IS THE FRONT ENTRANCE ELEVATION AS YOU CAN SEE.

THE BACK WALL WILL BE NEARING THAT SAME COLOR TO ADD A LITTLE BIT OF VISUAL INTEREST AS WELL AS PILASTERS BREAKING UP THAT BLOCK WALL.

AND ANOTHER VIEW RIGHT.

THIS IS AT THE CORNER OF COMMERCE STREET AND AVENUE 45 WITH THE PROPOSED LANDSCAPING.

AND FOR THE LANDSCAPING, SO AS YOU CAN SEE, THAT IS DISTRIBUTED THROUGHOUT THE FRONT PORTION OF THE PROPERTY AS WELL AS THAT CORNER ALL THE WAY TO COMMERCE STREET, AND THAT INCLUDES SHRUB RIS OF PURPLE LANTANA, RED YUCCA, GREEN CARPET AND JEWEL OF THE PALMS AND MESQUITE.

GRADE ELEVATION LEVELS WITHIN MONTE VINA DIRECTLY ADJACENT TO THE EAST WALL, INDIO SPRINGS RECREATIONAL RESORT VARY BETWEEN 6 TO 7 FEET ABOVE THE GRADE LEVEL OF THE HOMES BUILT WITHIN INDIO -- I.RV AND RECOLLECTION RACE HALL RESORT COMMUNITY PARK TO THE BEPS ADDITIONALLY INDIO SPRINGS RESORT SINGLE STORY PARK MODEL HOMES THEMSELVES DO NOT HAVE CONSTRUCTED ROOF ELEVATIONS THAT EXCEED 12 FEET NOMINALLY FROM THE ISRV INDIO SPRINGS RESORT CONSTRUCTION GRADE.

THE WALL SURROUNDING INDIO SPRINGS PARK ON THE EAST WALL VARIES BETWEEN 4.5 TO 5 FEET PERMITTING TWO STORY HOMES DIRECTLY ADJACENT TO ANOTHER RESIDENTIAL DEVELOPMENT REQUIRES A CONDITIONAL USE PERMIT SINCE THERE ARE CONCERNS WITH CONFLICT AND USE.

4 WITH RESPECT TO TWO STORY HEIGHTS OF 25 FEET PLUS THE GRADE ELEVATION GAIN OF NOMINALLY 6 TO 7 FEET CREATES A HIGH CONFLICT OF 31 TO 32 FEET.

WE HAVE NOTED THAT THE CITY OF INDIO STAFF OR THE REPORTS HAS MADE A RECOMMENDATION ON A CONDITION OF APPROVAL WITH RESPECT TO LOTS 138 TO 150 AS THEY RECOGNIZED THE INEFFECTIVE IMPACTS ON PRIVACY AND USE.

THEREFORE, THE APPLICANT HAS APPLIED FOR CONDITIONAL USE MER 200-8261 TOOL HOW THE OPTION OF CONSTRUCTING TWO STORY HOMES WITHIN LOTS 1 THROUGH 16, LOTS 90 THROUGH 130 AND LOTS 138 TO 150.

IF I'M NOT MISTAKEN, I THINK THAT STAFF LIKES IT AS WELL, AND THE ONLY ISSUE NOW IS THE OVERALL HEIGHT.

AND THE OVERALL HEIGHT IS GOING TO BE AN ISSUE.

IF WE HAVE TO BRING IT DOWN BELOW 10 FEET, IT'S NO LONGER GOING TO BE A POLE SIGN AT THAT POINT.

IT'S GOING TO BE MORE OF A MONUMENT SIGN.

WHERE THE SIGN IS LOCATED, WE DON'T HAVE A LOT OF LANDSCAPE, AND THESE VERTICAL DOTTED LINES THAT YOU SEE THERE SHOWS THAT WE HAVE 6 INCHES OF CLEARANCE ON EACH SIDE FOR THAT, FOR THE AREA FOR THE PEDIATRIC URGENT CARE MESSAGE TO NOT EXCEED BEYOND THE SIDEWALK OR INTO THE DRIVEWAY.

SO THE IMAGE ON THE FAR RIGHT, YOU KNOW, IT PEEKS A LITTLE OVER 12 FEET.

WE ARE A LITTLE BIT CONCERNED ABOUT THE ISSUE OF CLEARANCE.

IT'S NOT TECHNICALLY WHERE SOMEONE COULD -- IT'S NOT TECHNICALLY PERHAPS WHERE IT HAS TO BE 6.8 AND THAT HORIZONTAL DOTTED LINE IS REALLY MINIMUM HEIGHT THAT YOU WOULD WANT TO HAVE A SIGN.

IT'S NOT ENTIRELY IMPOSSIBLE THAT SOMEONE RIDING A BICYCLE OR SOMETHING, SWERVING AND NOT PAYING ATTENTION.

SO ALL OF THE ITERATIONS PRIOR HAD US WITH THAT CABINET OR THAT RED RECTANGULAR AREA AT 8 FEET TO MAKE SURE THAT WE CLEARED EVERYBODY AND ALSO WE WANTED TO DISCOURAGE ANY OPPORTUNITIES OF ANYBODY BEING ABLE TO WRITE ON THE SIGN WITH A SHARPIE OR SOMETHING OF THAT NATURE.

>> I THINK THE ONLY OTHER THING THAT I'D ADD IS THAT MOST PEOPLE COMING TO URGENT CARE ARE LOOKING FOR IMMEDIATE MEDICAL ASSISTANCE, AND THOUGH WE KNOW WE'RE IN A PEDESTRIAN TYPE OF DISTRICT, 99% OF THE PEOPLE COMING TO THE CLINIC ARE GOING TO BE DRIVING, AND WE WANT THE SIGN UP A LITTLE HIGH TO WHERE THEY CAN POTENTIALLY SEE SOMETHING FROM JACKSON STREET, SO IF WE START LOWERING THE SIGN A LITTLE BIT FURTHER, I THINK WE START LOSING SOME OF THE EFFECTIVENESS AS FAR AS CUEING MOTORISTS.

BUT I THINK JIM COVERED ALL THE OTHER POINTS VERY WELL.

WE'VE LEAN OPENING OTHER CLINICS IN OTHER LOCATIONS.

IT SEEMS TO BE A TREND AND WE'RE TRYING TO FULFILL THAT NEED IN ORDER TO SERVE YOUR COMMUNITY BETTER.

AND SO AS WE START TO PUSH IT DOWN SQUATTIER, IT MAKES THAT LITTLE LANDSCAPE, YOU KNOW, AREA THAT -- -- WE HAVE, IT GIVES US LESS BLANK CANVAS AROUND IT.
